			<content:encoded><![CDATA[<p>As the Great Recessions is slowly but surely fading away with the hopes of eventual recovery showing up on the horizon, foreign buyers and investors starting to pursue opportunities in the US real estate market again. Even though stable recovery of the housing market is still &#8220;work in progress&#8221;, many foreigners recognize that American real estate is &#8220;On Sale&#8221;, plus the dollar is historically weak, so many buyers are trying to snatch the bargains in residential and commercial properties here. However, a foreign buyer investing in the US must take <b >extra</b> diligence to plan the acquisitions due to nuances in taxation laws, title holding rules, money transfer rules and many other factors. There are many aspects to consider, I&#8217;ll concentrate on some key points:</p>
<p>(1) <b>DOCUMENT EVERYTHING:</b> Before you transfer even a dollar here, make sure you can verify where the money came from. Any transfers over $10,000 into the US, including your all cash real estate buys, will be reported to the federal authorities, and when the Feds come asking questions, you need to make sure that you can prove legal sources of your cash. According to 2001 Patriot Act and the Money Laundering Control Act of 1986, escrow and title companies, brokers, banks must report to the federal authorities any large deposits and money transfers over $10,000. Make sure you have documentation backing up your sources of income, taxes paid overseas, bank account statements, investment account statements, in other words &#8211; the paper trail.</p>
<p>(2) <b>FINANCE OR ALL-CASH?</b> If you are planning to buy with all cash, it will give you many advantages as the &#8220;all cash&#8221; buyers might enjoy deeper discounts from motivated sellers in many areas. All cash buyers can close deals very fast, and some sellers prefer to deal with buyers like this. However, I recommend that you plan the acquisitions with a real estate investment adviser to see if buying with some type of financing will be financially more beneficial for your investment strategy because of leverage-enhanced ROI and distribution of risk among several properties.</p>
<p>If you&#8217;re looking to finance your real estate acquisition in the US, be prepared to encounter some tough times. Real Estate Financing is pretty tough for even Americans these days, but for foreigners it&#8217;s even tougher. There are only a handful of institutional lenders who will consider loans for foreign nationals, but they will all require a large downpayment (at least 30% or more) and verification of income from your country. If you have a work visa in the US, such as H or L, and have an established credit history in the US, you may be able to qualify for regular financing with as little as 3.5% down even though you are still considered a &#8220;foreign national&#8221;.</p>
<p>If you have established relationship with your bank in your own country or another foreign bank, you may consider obtaining financing from them and then bringing the loan proceeds into the US as &#8220;all cash&#8221; purchase, again just make sure to have documentation as to where the money came from.</p>
<p>Alternatively, there a many private lenders who will lend up to 65% of the asset value at 9-12% annually regardless of your immigration status, and if you are looking for a commercial property, you might be able to finance it easier too, because commercial lenders underwrite loans primarily on the merits and income of the property itself, rather than the borrower.</p>
<p>(3) <b>CONTROL YOUR ASSETS:</b> In the US you can hold title to the property in many different ways: as an individual, corporation (either domestic or foreign), Limited Liability Company, partnership, living trust, pension fund, or many other form of entity. Each of these forms has advantages and disadvantages, especially when it comes to taxation of the rental income received from your investment property, transfer of the property to related or unrelated <b >parties</b>, estate planning and many other situations. You need to decide BEFORE you buy a property in the US how you will own the property, spend some time with a knowledgeable international tax advisor to learn about your options.</p>
<p>Investing in real estate is a very hands-on enterprise. You must think through the details before you buy the first property. It&#8217;s very hard to operate a rental business when you don&#8217;t see what&#8217;s happening yourself. I&#8217;m working with many investors and have owned many rental properties, and can tell many horror stories about property management companies embezzling money from out of town investors, renting units for cash but reporting them vacant, overinflating repair bills, etc. How are you planning to control your investment physically while living in India or Russia and owning properties in the US?</p>
<p>(4) <b>BEFORE YOU ENTER, PLAN YOUR EXIT. </b>Are you planning to sell for profit? How long before you sell? Did you account for the future capital gain tax? Will you take the money out of the country? If you are planning to sell for profit but re-invest proceeds into another property, you need to become familiar with 1031 tax-deferred exchanges that allow you to trade and consolidate properties for years and decades without paying a dime of taxes until their final disposition. It&#8217;s a great tool for smart investors that can make you very rich, but again, you have to plan for this strategy in advance and consult with a knowledgeable person. Besides, when you are selling a property here as a foreign individual, you are subject to all kinds of withholdings regardless if you made any profit or not, including 10% withholding under FIRPTA just because you are a foreigner, 3 1/3% withholding in California because the property is non-owner occupied, etc. But, you can avoid some of these withholdings if you learn the rules and plan your title holding strategy in advance!</p>
<p>(5) <b>VISA CONSIDERATIONS:</b> Important misconception I see among many foreign buyers that I&#8217;d like to address here: don&#8217;t assume that owning real estate in the US will automatically entitle you to a US visa. You can own $10 million of properties in the US, but still be denied an entry visa. So, make sure to get your visa status cleared first and then come to the US to look at areas of interest and specific properties. <b> DO NOT EVER BUY PROPERTIES SIGHT UNSEEN!!! </b></p>
<p>(6) <b>WHY REAL ESTATE?</b> Finally, ask yourself honestly: why are you investing in real estate in the US? Because of visa, passive income, future market appreciation, or because you are thinking of making it your future home? If visa and investment potential are your main decision factors, consider some alternatives that can provide you with similar ROI (return on Investment) and visa opportunities, such as EB-5 visas ($1 million dollar minimum), &#8220;Regional Centers&#8221; ($500,000 minimum), E-2 small investor visas ($200,000 investment), etc. Or you can combine several strategies, depending on your preferences and access to capital.</p>
<p>Bottom line: your investing in real estate here should be a <b> RESULT and the FINAL STEP of some serious planning path</b>. Measure seven times, cut once, as we say in Russian. It&#8217;s much easier to avoid costly mistakes before you step into this market than waste time and money undoing mistakes made in the course of a rushed poorly planned real estate venture. Every month suicide-massacres, plane crashes, industrial disasters, suicide-bombings, etc. are organized with the use of mind control or brainwashing so that the organizers can have an illusion of control over frightened people. It is very hard to solve these crimes.</p>
<p>Wide use of brainwashing for these forms of crimes took place probably for the first time in 1996, only about 2 weeks apart from each other: the school massacres in Dunblane (Scotland) and Port Arthur (Tasmania, Australia). Since then, suicide-massacres have become normal (including another double crime in the Moscow subway on March 29, 2010).</p>
<p>Naive people believe that only maniacs, pathological sadists or other deviants are capable of simultaneously killing other people and themselves. First of all, the robots have drastically changed attitude towards their friends, relatives and family members since they are under absolute control of their boss. Instead of genuine care, help, interest, and support, the brain-washed are indifferent, <b >extra</b>-calm or sarcastic and cynical in relation to surrounding people. While superficial expression of care is a part of the instructions for these so called robots (including what to do and how to behave in order to remain unnoticed for longer time), it does require exceptional skill to spot these changes quickly enough. Numerous melancholic, melodramatic, and emotional aspects of a brainwashed person&#8217;s personality disappear completely as well. Generally, women are much more likely to notice these changes in their relatives or friends.</p>
<p>Physiologically, there are also numerous changes in the brainwashed: they can live with no sleep at all for many days and yet this does not negatively impact their health (but they can also pretend to be sleeping); they acquire exceptional physical endurance, excellent coordination, focus and concentration. If you observe breathing of your relatives and friends now, you likely to see that each breath at rest is large and frequent, however this is not possible to observe in robots since their breathing frequency gets down to 3-4 tiny breaths per minute, while breath-holding abilities can reach up to 5-10 minutes indicating exceptional body oxygenation, physical health and fitness. Physiologically, this is absolutely normal: the more we breathe at rest (faster and deeper), the less oxygen our tissues get.</p>
<p>You may read my other articles if you want to know more about organizers of brainwashing (those who tortured, raped, drugged, and murdered millions of people just decades ago, but world leaders and various international authorities are still afraid even to discuss them).</p>
<p>Finally, in my view, it is necessary to create national and international organizations which will be responsible and accountable for the prevention of brain-washing and the education of the general population in this area.</p>
<p>While issues of various human rights (health rights, education rights, housing rights, family rights, etc.) and numerous freedoms (of speech, religion, thinking, etc.) are widely discussed by millions of people every day, the current state of negligence and denial in relation to brain-washing and mind control does not do any good to anyone, except the crime organizers (Siberian part of the former Soviet KGB-FSB). All of these other rights and freedoms can and do sometimes become meaningless as most people are not aware of these &#8220;forbidden&#8221; topics and hidden dangers. Modern people therefore do not protect themselves, thus, promoting more crimes, terrorism, and misery on Earth.</p>

			<content:encoded><![CDATA[<p>You would be hard pressed to find a mortgage or financial website out there that does not have current fixed rates on it.  But where are they getting their data and who can you trust?</p>
<p>Well a rate quote comes in 3 different groups.  One is a bait and switch rate.  The second is an honest but overpriced rate.  And the third is another <b >party</b> reporting what the current fixed rate is.</p>
<p>A bait and switch rate quote is one that is so low there is absolutely no chance of you ever closing your mortgage at that rate.  It is used only to get the phone to ring.  You know the old saying, &#8220;if it sounds too good to be true, then it probably is.&#8221;  That is a bait and switch rate.</p>
<p>After they get you to call with their ridiculously low rate, they have you sign the mortgage loan application and everything seems fine.  You think the rate on your paperwork is the rate you will get.  Then you show up for the closing and the rate is much higher.  You say you want the rate on your loan application and they tell you that it was &#8220;just an estimate&#8221; and things had changed.  They usually try to blame it on you or your situation and because you do not have all the information they have, it sounds very convincing.  They also try to bond with you in the beginning so when they have to explain later the higher rate, you feel obligated and almost bullied to close anyway.</p>
<p>And yes, the rate will always change at the closing.  There is no way you will end up with that low rate.  You may be wondering how they ever close a mortgage if no one gets what they want.  If you are buying a new home and you already sold your old one, you are basically homeless.  You sign because you feel you have no choice.  If it is a refinance, you may feel bullied, scared, confused, and that is precisely how the loan officer wants you to feel.  Then they can use their sale training to convince you to sign anyway.</p>
<p>The bait and switch mortgage companies have a saying, &#8220;throw everything up on the wall and see what sticks.&#8221;  They know some people will walk away but most will go ahead and sign.</p>
<p>The honest but overpriced rate quotes are mostly from banks like the one you have your checking account with.  They rely on the trust of their big name to get you in the door not a low rate.  But just because they are honest about the rate does not mean you have to take that higher rate.</p>
<p>The third is a survey of different companies to report current rate data.  Most of these are only as good as the companies they survey.  If they survey a bait and switch operation, then the rates will be artificially low.  One website out there will give you closed mortgage rate data.  This is not what companies are advertising but what people like you and I actually closed at.  You can find that data at hsh.com.</p>
<p>But that doesn&#8217;t really help if you are looking for current fixed rates.  If the low rates are bogus and the higher rates are too high, then how do you find good data?</p>
<p>Go to hsh.com and look up 30 year fixed rates.  You get the rate that everyone is closing with for that week.  Now, subtract a half a percent from that number.  For example, if the hsh rate is 6.75%, then subtract .50% from that and you get 6.25%.  That is pretty close to what real fixed rates are.</p>
<p>Now, you can see how the bait and switch companies do it.  They advertise 6.25% knowing they will eventually close you at 6.75%.</p>
<p>Originating mortgage companies whether that is a broker or a bank make <b >extra</b> money when you close at a higher rate than the real rate.  The higher the rate, the more money they make.  Your goal is to get the lowest rate and their goal is to sell you the highest rate and they have all the advantages.  You are not privy to the information they have so you never know if your rate is the lowest it can be.</p>
<p>To get the best rate on your mortgage, you have to first find out what the real rate is without any markup from the originating company.  Then, you have to negotiate the lowest compensation to them which means the lowest rate for you.  This will not be with a bank.  They have overhead and will not be able to come down in the rate because that would mean they just lost two thirds of their profit.</p>
<p>But you can definitely negotiate with a broker.  For example, you would pay a 1% origination fee with no <b >extra</b> markup on the current fixed rate.  When you do that, you just got a mortgage that was two thirds cheaper than everyone else in <b >America</b>.  Not bad!</p>

In conclusion, Market <b >America</b> is not to bad with there payouts compared to the other MLM companies out there; However, I personally feel that Market <b >America</b>&#8217;s payouts are not for me. So is Market <b >America</b> a scam? No Market <b >America</b> is not a scam, but like I stated earlier the compensation plan is just not appealing to me.</p>
